Here, I play softball with leagues consisting of 250 teams,  pickleball on one of 150 Pickle ball courts ( can"t play in Oregon because the courts would always be wet!)

I don't mind paying granite, having the longevity and aesthetic appeal. 

I say this as someone who has in fact filed a title insurance claim because they didn't include something on the Prelim that they should have, resulting in me, by name, getting a court summons in the mail over something the previous owner did not do that they were supposed to do.

The landscaping will incorporate boulders, and two trees in front yard for low maintenance, while adding curb appeal.

How far away might I be from reaching this point with real estate investing, using more passive methods which currently appeal to me, and thus, being able to replace my income and essentially switch jobs?

Additionally, there was a court hearing set to hear the mortgagee petition for transfer of deed from my tenant to the bank. . . months after the redemption period expiration and couple months after her bankruptcy case was closed. 

I believe a $10K-$15K remodel investment can reap $135K-$160K resale/refinance value.I have several ideas to make the property more appealing and update some needed repairs, but unsure how  these things will impact my resale value.

The answers will make some markets more appealing than others, and then you just have to do the work of asking around here on BP and running your own numbers.

That usually means until a replacement tenant is found  but most courts would not allow more then a month or two, not sure about section 8.
