So the key with tenants for the area is do they want that amenity or is it that it doesn't matter?

Many places around here will allow a person to talk informally to city planners to see if a project makes sense relative to the city growth 'vision' and density limitations (if any... but traffic, amenities, etc.).

Portland offers way more urban amenities than ANC does and it puts the family 3 hours closer to your other relatives. 

Also, be sure to discount them if others include laundry and other amenities that yours does not.

I'm big on Pleasant Ridge since I believe it's an under served market at this point in regard to amenities and nicer housing (aka not a dumpy run down place).

Seeing the vibe of the neighborhood and surrounding amenities gave me a much stronger feeling of confidence in the assumptions I was making on properties.3pm:  Head to cookout to get a $5combo meal.

There are usually some for age, condition, amenities (such as a pool), one car vs no garage, lot size, etc.

And the amenities of the area, i.e., school districts, proximity to shopping and jobs, etc. are all the same.
