I have recently been running into the issue of having investors go out to a deal with interest and then talking themselves out of the deal on the way home.If you have run into this issue before as well and have overcome it, what are some good strategies to secure the deal before leaving the driveway? 

You'll more than likely have to get that addressed and signed off on by a restoration company before getting contractors in there.

It sounds like the passivity of having a new construction rental with low cap ex and hopefully not many repairs would be beneficial in your situation.I am not sure which exact community you are considering but I would definitely make sure whatever builder you are going with is high quality to avoid long term issues.

Vacancy won't be an issue in this area and pretty confident it will be filled up as it's near to almost everything like train stations, grocery stores, hospitals etc. 

We do have the rural issue, but I have some great cleaners and various service pro's who drive the hour one way out to the lake house.It is pretty much wide open where we are at.

The best thing you can do is address insulation and make sure doors and windows are sealed.  

So the biggest issue will be the services.If you offer significant services, according to the IRS, then you will change your taxable situation.
