I charged my buyer an additonal $5000 just to give them the exclusive opportunity to buy it from our pool of investors and she happily agreed to that.The point is, this is the best deal I have found lately, and only 3 other offers were submitted so obivously there aren't a whole lot of realtors who know what I know.

An upside to your fears about extra wear and tear, the whole subsidized housing program is such a great deal I would "think" tenants would be cautious not to ruin the place and risk the chance of getting banned from Section 8.I plan to get started in RE, buy, fix, rent.

Generally, only a licensed contractor can file a mechanics lien, and he would have to have proof that the owner of the property actually ordered the work done; as in a signed contract authorizing the work.It could cost the tenant a whole bunch of money in a lawsuit if he filed a false lien in order to blackmail the landlord.

Find something else that does suit you.By the way I'm sure you could do the whole $300 - mls flat fee listing but I think youd have to a broker.
