I'm currently in search of an investment property in the New York area.I know that as a property owner living in the US I get many tax benefits on this property such as deducting the interest on the mortgage, home depreciation etc.I would love to be connected with a CPA which could explain to me how / if these tax advantages would play out if I decide to move back to my home country (I am a dual citizen).Thanks in advance,Tomer

@Joshua MellorIf you decide to raise the rent on your long term tenant just be sure to follow NYS laws:As of July 2019, New York instituted clear guidelines as to how landlords may increase rent for rent increases of 5% over existing rent:.

Of course, Condo has many of its own problems too, like high HOA fee, sometimes very strict HOA board members who make things very rough, issue many HOA violation letters to owner in a short period of time, which make Condo owner's life not so easy; in addition, there are many water leaking damages between Condo Upstairs and Downstairs units, then the Condo Upstairs owner and Condo Downstairs owner need to fight and argue who is responsible for the expensive water damage and Mold problem caused by the water damages, then it may lead to insurance claim, Mold remediation and restoration... many many troubles in Condo.

In a high priced market like New York it's probably half.Alternatively you can do a flat fee MLS listing with your own contact info in the listing just like most FSBOs do these days.

New York just passed the roommate law which effectively allows the tenants girlfriend to live in the unit with the tenant.

With Chicago losing so many housing units from multifamily de-conversions to single family homes, I think adopting more ADU-friendly zoning would help naturally restore these lost units and bring back some affordability, which would help Chicago's economy long term.
