But with rule of thumbs like the 50% rule, it looks pretty good.I'm using a combination of the BP calculator and the 4 square method to analyze this, but I'm wondering if there are more experienced investors out there who could help me out and see how I can improve and what I might be missing in my calculations.

One tip is closely track your interactions with any potential investor, but in any circumstance when you enter into the syndication/private investor arena you need to be familiar with the rules so that you do not blow an exemption or break the law.

We have spoken with dozens of other agents and individuals in the field and most have commented that it is very rare to find houses with aluminum as most 1930 or after have copper with some exceptions between 1970-1980.We are going to get an electrician to look at and explain more about the aluminum wiring but I am wondering if there is anyone who has encountered something similar and what they did about it?

What i'm wondering is if it makes sense to try to negotiate the cost of DEMO against the value of the property - my plan is to sink a few thousand bucks and a few weeks of work into the house and live in it while working on the site plan and building out the second house for my parents.
