I live in and invest in the Indianapolis Indiana and surrounding area and exploring the option of converting some 2 car detached garages into ADU's and just looking for feedback if people have done this is the past and it's  worth it.   

Question: if you have ever used a property manager and/or design team, is there anything you wish you had done differently (with 20/20 hindsight)?

This are the numbers:25 unitsAsking price 1.5MI will offer 1M $11,780 monthly rent income$13,000 annual expenseYes, the expense ratio is low but it's because it's in the island where we do not have property tax, insurance is for liability around 2k a year and it's all concrete structures.
