A lawyer at our REIA recently spoke about a case on its 3rd year.

I bought a home in Kelowna and a Lawyer handled it. 

They have run their deal structure through multiple lawyers and firmly believe they are in the clear.  

I would speak to a lawyer, there may be some legal options to null and void the quit claim deed.

I'm not lawyer, just my two cents.

this will however end any rights to lost rents you would have from her.again, im not a lawyer but from what i have seen either of these should work in oklahoma county.  

Just the way it is.There really isn't even a guarantee she will move out on the 2nd or 3rd.Talk to a lawyer familiar with the laws in your state. 

$200 - $400 is a small price to pay for a legal instrument that actually protects your interests.There are two problems with using template (standard) contracts:1) not specific to your situation2) in case of the need for legal assistance, no lawyer is going to be very happy about having to defend it, since it's not going to be a good fit.Honestly, if you can't find $400 to spend on legal advice and assistance, then this isn't a good enough deal.

I need a lawyer who understands hard money  / private loans, both from a regulatory and documentation standpoint.  

Whether it is a good idea to directly approach a lawyer in open court like that depends entirely on local culture.
