You can't make them leave when they have a baby and they may choose to stay for a while.

We've stayed in Hurricane and in Springdale before and I much prefer the former (as a traveler).

We put about $2500 and some sweat equity into the property before renting it out (some flooring, new dishwasher, new water heater, painting, etc).income: $1295expenses: $108 vacancy (guess), $283 HOA fee, $161 property tax, $14 insurance, $130 repairs / updates (guess), $480 mortgagecashflow = $119And that doesn't take management into account, which so far we'll try to do ourselves (from NH -- I know that's iffy, but we did find a high quality tenant so we're hoping that not too much will happen).

New interior paint in 2015, new carpets in bedrooms in 2014 and a new roof in 2005, New AC in 2014, and Updated Kirchen.

I like the use of brick as it stays true to the rest of the house.

When I have already paid my full last months rent does this mean that I am entitled to stay and pay that last months rent, or is the last month pro-rated and refunded depending on when the 30 days ends?
