Probably best to work out a termination agreement and find your next tenant.Of course, you have to consider your financials to carry a potential vacancy, location of the unit, how quickly can you rent it, etc...

@Michael Hill We negotiate a bulk plan with the provider where we get the Internet for let's say $20 per unit then we turn around and offer it to the residents at $40 which is still less than let's say the retail cost of $50.

I am finding conflicting information about whether or not this is allowed in Jacksonville, Florida.I've found info stating that the owner must live in one unit and rent the other, or must rent both units to the same tenant, and the two units cannot be rented separately to two different tenants.

That would be covered in the lease.What I call multi-family (2 or more attached units) the responsibility for pest control is on the owner.
