My total cost after insurance, taxes, etc is $2278.How did you find this deal and how did you negotiate it?

The property is currently in an LLC that is a disregarded entity that flows to another LLC taxed as S-Corp. 

I first got introduced to Tax Lien/Deed investing about 2 years ago, I've bought a couple books to further my knowledge and while they have been very insightful, I feel like I'm stuck at this one spot; getting started, or making that first investment.

Other than that it's all goal dependent, do you want cash flow, stack big checks, and create tax savings?

Pay the small amount to have a licensed CPA under a retainer agreement and contract in writing with you pay all bills and taxes and issue all deposit refunds etc.
