Can someone recommend some helpful but user-friendly software that will help me calculate the important financial metrics (e.g., leveraged IRR, unleveraged IRR, cash on cash, etc.) that I would need to know in buying small apartment properties (15 units at a time, for example).

This might sound a little crazy but I actually liked my landlord software so much that I ended up applying for a job with them.

Hi @Donald Dickerson, if your are keen on tracking your net worth, free software like mint.com is a pretty nifty tool for doing so and showing trends in spending, income, and net worth. 

Would never rain on your wicked pissa parade, just like messing with you.

They forget that other parts of the country get rain, flooding, snow, cold weather, etc.

So the funder pushes the 'fund' button at basically the exact same time for both, with two instances of the mortgage origination software open, just like there is presumably one person at one location that pushes the buttons for ALL the rockets to ignite (you wouldn't have rocket 1 be a lady in Florida, and rocket 2 be a guy in Texas...).
