I've started doing traditional long-term rental of single-family homes in 2005, and only in 2020 I have discovered multifamily syndications, since then I dove head on, switched my investments towards large multifamily syndications (>100 units) and currently invest in 1,220 units (60% of it as General Partner).

Our tenants were in a house for 8 months and up to this time we promptly responded on all requests.Recently tenants were out on vacation for a week and after they returned, they discovered that carpet in a house are bulging and we got a complain that humidity is very high in the house (70% and plus).

In my most recent purchase which is 90 years old my building inspector discovered the whole subfloor to the first floor that fortunately has access to it from the basement has dry rot and has to be rebuilt.
