Another vote for rent. 2 more reasons. 1) They decide they don’t want internet, get it free from work, see it advertised everywhere for $50, or your version isn’t fast enough, so no longer pay for it. 2) you suddenly become subject to rent increase caps and you’ve set the rent below market forever. 

He is the subject matter expert.That said, it may be a tall task to try to use such a loan program while working around a full time job?

Outside of that I can't think of much more.Not sure how banks will treat his other properties as collateral, they still will want to do an appraisal of the subject property which puts you back into your first problem.

Can I myself purchase the home from my husband and his sister (whom are the executers of the estate) using "Subject to" financing or have my husband seller finance it to me?

If it's consider a multi-unit, I could be subject to rent control,  if I rent out the downstairs as a separate unit or the other bedrooms (separate leases with each roommate).

I would also post signs near my driveways that state anybody blocking the driveway is subject to being towed at owners expense.
