Nationwide, 1:5 house is non owner occupant.In many metros, in 2021, 35-40% of RE buyers are investors. 

My STRs are located in metro Atlanta which are STRs and not vacation rentals but even then  always run my numbers in 3 different scenarios worst case, ok case, best case.

Playing the appreciation side is a risky move in my opinion, especially when you could be buying at the top of the market in some metros (potentially).

And even with them rented bringing in 700 to 800 a month with NO INVESTOR LOANS they could only be sold for cash I remember best I could get for one of them was 40k that was a 50k loss on that one property and that was happening by the thousands in the atlanta metro area..

@Bryan UnruhAgent Jessica on the FIRE Realty Team has STRs in the Metro Detroit area and does very well with them.

@Sean Fraser I have a SFH rental in the Indianapolis metro area and I found that the comps provided by my agent were accurate.
