@Joseph Lyons you will definitely need to start shopping around on the insurance front now that you own commercial.

Think new floor, new paint, new fixtures, all updated little bits and pieces etc. that just make the home look modern/present day.

The best way to make the numbers work is to limit the work to cleaning, paint and carpet and avoid expensive projects like roof, windows, replacing plumbing and electrical systems, driveway etc - as these take huge amounts of capital, but will typically not drive up the ARV by much.

This property is located in a smaller county (35k population), which happens to be the seat of the county where all the surrounding city residents typically come into for all their commerce needs (shopping, factory jobs, hospitals, etc).  

For those who don't know the area, it's a gorgeous little town surrounded by farms, mountains, rivers and Vineyards.numbers are looking good and I hope to refinance in December. once I get some cash back I will be shopping for 2 more properties on the western Slope area.any RE agents around Delta, Grand Junction, Cedaredge, Hotchkiss, ec???

You can also do some secret shopping by pretending to be a renter and touring homes on the market that are comparable to yours. 

Just photos or editing etc....My advice is to have them out on a nice sunny day so they don't try to shop in a fake sky. 

The city is revitalizing the street with a new expanded and beautified road (palm trees, lights ect), and several old buildings are coming down and being replaced with new shops/restaurants.

It does cost slightly more for the tenant and is not reusable however it paints a much better picture.   

While doing this, it is important that you start shopping for their criteria to bring a few number options to them (no addresses and without actually locking up a deal) to see if it fits their profile.
