If you invest in MFRs in Nevada, you'll need to find someone or some company that you can trust.  

Dave Ramsey gets a lot of flack on here but you gotta admit his philosophy works .I'm not too keen on his investing strategies but Dave is right that the Bible has proven sound concepts on dealing with finances .There is a reason Jewish people ,although a very small percentage of the country ,have a great portion of the nations wealth and I say that in a very respectful way .

Make sure that the inspector is someone who is trusted but is not related to or knows either yourself or to the seller. 

For instance, don’t trust anyone calling claiming to be from the IRS.

It’s like duplex nation in that area.

I also mentor new agents and many are struggling - they have to compete with agents who have been around for awhile and have a network of clients who trust and refer them and they also have to compete with teams paying upwards of $16,000 a month for leads to places like Zillow.

I told myself that this deal would be the one that taught me the most, especially when it comes to who I can trust and count on vs. who I should avoid when it comes to contractors and tradesmen, as well as learning what I can do and enjoy doing. 

I held a private deed of trust (5 years, balloon payment) in a friendly transaction but it was all properly recorded, etc..
