For those asking about location, it'll be in the knoxville area (potentially smokies or adjacent mountain accessible areas) and will be doing several smaller 400-900 sq ft units (new builds) on a 5-10 acre lot, and I will be bringing the great styling, photography, marketing, and amenities :)  I was actually assuming worse vacancy in the beginning, but this is reaffirming my feeling that what is hurting is large and dated rentals. 

What is your experience so far and how many units are using with it

Garage and basement for each tenant. 1 unit vacant.

My company uses Appfolio but I think they have a 50 or 100 unit minimum.

Ask how many units they manage and how much experience they have.

Or find a unit to rent?

If you are operating a college rental and renting by the room to separate students that is MORE work than renting a whole unit to 1 tenant.

Here is a good rule of thumb:If you can live in one unit for the same amount of money (or something similar) as it would cost you to rent it, then likely the deal is worth it. 

Question I have is… what do you think about investing in smaller 2-4 unit multifamily vs 10-30 unit Multifamily deals?

Most people can agree it's a very slow process to build a portfolio, working to accumulate more units and reach financial freedom.
