As long as you meet these requirements you don't need to wait for an income increase if you plan on using conventional financing for your first deals.It's highly unlikely that underwriting will count your recent income increase due to additional hours.

@Kalen Mills from what I recall TLO has requirements that you must meet to use them ie: be able to prove your in some certain industry that uses this data for a purpose other than trying to find motivated sellers etc.
