Private lending-Expired term but continued loan

Hi,I did a private lending, term was 1 year. there was a clause that borrowed can extend loan (if lender is ready) for 2 times, each time for 3 months. but borrower has to pay 1 point for each extension(3months). so extension can be done total 6 months.Now, after 1 year, borrower keep paying interest .3 years went like that.Now Borrower wants to pay off. in such case what should be Loan extension point added.Thanks

and deed flip flop is going to cause tax implications as someone who was raised i sub to and wrap my dad did them in the 70s and 80s and I have bought about 200 sub 2s but my play was just to fix flip and sell not to own long term this is where the risk comes especially those that wrap these to buyers that may or may not pay. paying off mortgage is the ONLY sure fire way to make sure these dont end up in a mess.

My biggest REI shortcoming is that I am not an expert on construction, carpentry etc and I know I have been taken advantage of a few times in terms of inflated repair costs.My biggest lesson from this is to collect 2-3 quotes for large jobs before awarding the project to any contractor.

Good places are Arlington and Fort Worth in my view.Townhouses and condos are difficult beasts, I would prefer townhouses, I have some investors friends that they didn't want to go with a mantainance headache so they bought townhouses, but those are expensive and they are Long-term.Condos are a bit old in DFWHowever, all deals on that you would need to have an investor friendly realtor to help you with.

I don't think it is any risk of collapsing.The driveway is about 80 ft long (garage is at back of property and driveway runs down side of house) and is one of those with grass down the middle with slabs either side.
