In my opinion the quality aspect of this decision is not on the card print quality but more so the quality of the content and the "quality" of the distribution area.When canvassing with postcards my most successful card was always a black and white basic card targeted at that specific unit type with a basic message of "I would like to buy your house, please call Mark on XXX" Im not suggesting using this exact card but there is so much spam going through doors from pizza places that a colorful card can be mistaken for something else.I would try 3/4 test runs of different cards, monitor the success and go with that.Hope this helps.

On the other hand, if every deal is so thin and so leveraged, with 1.1X debt service, your taking some calculated risks, so you better have some good outside sources of cash flow that are hopefully diversified from these..!

Unless you're analyzing homes within a homogenous community, every deal is so different that it almost doesn't seem like it matters other than for anecdotal reasons.

The bank (Chase) is so unrealistic with their expectations - they have to realize houses in the area sell for $5K to $20K and $29K puts them out of what buyers are willing to pay for.
