There aren't any secret strategies in this business and all the information you need can all be found with a google search.I quit my job with Amazon almost a year ago and hopped in this full time and have been pretty successful - I never took a course, just used my free time wisely before I quit my job to educate, educate, educate!

Also, you want to make sure that the interest being charged is at least above the minimum requirements of the IRS. otherwise, the IRS can charge imputed interest.

for Tax reasons, you should have started marketing it for rent when you bought the property. but start marketing it NOW show photos and videos about the great work thats being done and show the draft of the finished product. start generating interest now and prove to the IRS that your intention for this property was always to hold long term so you can properly write off and expunge certain tax obligations.
