I live in the Bay Area and have been focusing on regions outside Yosemite national park to do my research.

Since BP made some changes, I cannot find the calculator.

Find markets where if you're all in at 75% or better, you'll cash flow and then go find deals to where you can be all in at that LTV (i.e. purchase plus rehab)  Direct mail works. 

Has anyone done this?

Aside from the obvious dangers, I’m seeking best practices and how experienced investors  in this area handle hurricane damage?

This would be a ten year initial commitment of my IRA converted Roth IRA dollars.  

This wasn’t just me—this was true for most Florida property owners back then.But that kind of system can’t last forever.
