Memphis, Dallas, Little Rock and Oklahoma City all have properties ready for immediate occupancy if needed.  

Fortunatley our drain contractor was able to get out there next day Friday morning right away with the big snake to clear out the sewer lateral.

I gave it a pretty slim shot on getting this deal, but I woke up this morning to an email from the seller's agent agreeing to my terms!

The supreme ability to wake up every morning and never have to require any other persons permission or approval for anything.

If we don't get any more by tomorrow morning, we'll probably just postpone and reschedule in a few weeks.

For me, my truck has a little rust around the wheels, is a little worn around the edges, and is older than the vehicles that my employees own (all 90%ers), but I smile every time I look at the balance sheet and smile again when I turn the key every morning and it does EXACTLY what I need done for a whole lot less than what they are all spending!

Any problems with property management in the city or contractors within the city.We are already in Dallas and will absolutely set up our own shops in Houston (i.e. - property management and renovations) but knowing on the front end what other investors are dealing with can only help.Would just love any feedback and personal insight to the market.

I met with the sellers of a small apartment complex in the 10-20 unit range this morning.
