Most times I have a replacement tenant signed before the present tenant moves out.

This is very likely a tenant that will leave when presented with having to pay market rents.

So I am curious if anybody has any other ideas for potential investment opportunities in the property or ideas/comments about my ideas.

Based on your comments above, it looks to me that you are advocating for bad service for everyone but the multiple property owners. 

Somewhat of an obvious comment, but if you do get a tenant this time of year, push/incentivize to do a 18m or even 15 month lease to avoid the cycle of having to go through the same process next Jan. 

This property did not present as many unique challenges as many others we purchased did.

SFH present different pros and cons but one interesting idea I heard on BiggerPockets Podcast 185: How “Rent-to-Own” Can Increase Cash Flow and Maximize Equity with Bill Powers is "rent-to-own"
