It seems that my biggest roadblock to success my inability to get great deal financially viable homes I plan to wholesale locked up and under contract FAST. 

In summary we will be just over 1/5 of the way in 2 years, but our acquisitions are increasing in velocity.As I look to increase velocity the biggest issue is cash flow management where our private money reserves get stretched and slows our roll down.  

There are obviously tax implications to differentiating between the two...the biggest being that you can only deduct a portion of the depreciation on a "Second home" (based on how many days you, personally, spent in it the previous year).

Even if we took a decent correction, I believe these vinyl villages offering affordable housing and quality neighborhoods would demand tenants.The biggest thing to worry about in this particular county is increasing property taxes for "non homesteaders". these are what will eat us alive as they are currently doing!

I honestly think the biggest problem is education.  

If I were to jump into a syndicate, my biggest concern is tieing up all my capital in one deal. 

Biggest thing when buying remotely is getting the right agent who is investor minded IMO.
