I represent someone at the moment who is buying a townhouse that was to close mid January, and the property is still not completed, but that contract states the developer has 2 years to deliver the property.I'm just sharing what I'm used to and not an attorney.

You might be better taking a commercial real estate litigation attorney to lunch or just paying for an hour of time.The attorneys generally have case law experience of how these types of things play out with the legal system.You could also try rocket lawyer or legal zoom.People on here just can't answer legal type information or they shouldn't be anyways.

You may want to avoid taking over a mortgage because of the due on sale clause but may get around it using a trust but I'd talk to a local real estate attorney.

Since the home was vacant and since the bank purchased it from the County Sheriff, the new owner who decides to renovate it is responsible for this bill.I've never heard of this fee in my life and neither did my plumber or my attorney who I called right after speaking to the agency.
