American Homes 4 Rent has bought several houses in suburban neighborhoods I current invest in within my local area.  

It will also kick in the need to follow all ADA (Americans with Disabilities Act) Guidelines.Assisted Living facilities can be great for cash flow, but it's definitely not a simple conversion of who you rent to. 

Is that red flag that they did not provide their SS#s?

If you're saying you're owner occupying a unit and it's 2 hours from where you work in the other town- it may throw up red flags. 

Just guessing but you would probably need to refinance the entire property adding the costs of the repairs to the principal assuming you have sufficient equity in the property to cover it.Local community banks and direct mortgage lenders like New American Funding are your best bets to pull it off.

That is a big red flag for me. 

Renters who deal in cash are a big red flag for a lot of landlords.

Many average Americans shouldn't be purchasing homes but they are.
