It’s a duplex in SD that would be perfect to house hack and air bnb.

I want to get a property and use it as a vacation rental/air bnb.

You don’t use “rules of thumb” or average price per sf pulled out of thin air to estimate rehab costs.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Unless the fed cuts rates again, then the air can reinflate the phantom equity. 

Travelers will say Air BnB is responsible as you have a service agreement with them that's supposed to provide coverage for this.

I liked the location so much I ended up living there for a few months before putting it on Air BnB.

Air filter is $15.

If you're going to follow through with converting from boiler heating to forced air/central AC in every unit that would add a lot more time, along with building out the basement space.
