Travelers STR coverage concerns
Hey all, I've scoured the threads here on STR insurance - looks like Foremost, Proper and CBIZ all very popular options. I'm leaning towards Travelers though as they're significantly cheaper and am really only trying to cover myself against a major exposure and have a significant umbrella policy in place. However, this language gives me pause... It's from the Home Sharing component HQ 858..
Coverage only, paragraph 8. Other Insurance and
Service Agreement is replaced by the following:
8. Other Insurance and Service Agreement. If a
loss covered by this policy is also covered by
other insurance, a service agreement, a
protection plan or guarantee, the coverage
provided under this policy will be excess over any
amounts payable under such other insurance,
service agreement, protection plan or guarantee.
A service agreement means a service plan,
property restoration plan, home warranty or other
similar service warranty agreement, even if it is
characterized as insurance.
A protection plan or guarantee means a product
provided by an online-enabled application, web
site, or digital network platform which provides
property damage protection for “home-sharing
host activities”, even if it is characterized as
insurance.
Correct me if I'm wrong here, but I take this to mean that... tenant destroys your prop. Travelers will say Air BnB is responsible as you have a service agreement with them that's supposed to provide coverage for this. Air Bnb is notoriously worthless for reimbursing, so you get nothing from them. Travelers refuses to pay bc they say Air BnB is on the hook, at least initially up to the amount in their service agreement. Air BnB won't pay, Travelers won't pay. Is this a fair concern? Do other companies like Foremost, etc have similar language?
Thanks and hopefully this info is helpful to others!
