It is getting more difficult to find cashflow, but I thought I'd share my recent experiences to reduce some of the discouragement that investors are experiencing.If you're using quick math (like the 1% rule) to analyze properties, I suggest doing the long math on a few properties to see if you're writing off properties too quickly.

Eviction courts are processing evictions that are for non payment related issues so if you have solid evidence that there are pets in the home ( photos most likely, or something in writing from the tenant acknowledging the pets ) you may be able to make progress in that way if the lease specifically states that no pets are allowed.

I spoke with an accountant and he said I will be taxed on this rental income as ordinary income because i am collecting the money under my name and not a business entity so I cannot make any deductions or write offs.
