Don't want to frighten u '  The "RichDad" mentality is great but just don't join the legacy group or the RichDad education group . 

I recommend u look into repossessed properties in the areas u describe, a lot of opportunity.

You just change how u do it.

The rental was a HUD foreclosure, and for all the work I wound up doing to it (completely re-wired and re-plumbed, full tear-off roof, all new windows and doors, new siding, new deck, every ceiling, wall and floor replaced.

With enough notice and fairness I think u might be surprised how many will completely understand...if they argue, point them to the local paper where they can see all the other places w the same rules.
