I personally think that it should go to the owner since they will be the one paying for any damages caused by the pet which is what the fee is for while she believe that the fee is just for the privilege of being able to keep a dog on the property, any damages should be taken out of the security deposit and / or covered by renters insurance.If PM does indeed end up keeping the fee i would like to have a strong enough argument to present to the owners.

@Brandon Patrick - I agree with most of the sentiment here; If your current STRs are not pulling their weight because vacancies I would analyze longer term rentals or selling them outright to pivot your capital catered to another property type and strategy.

So much big stuff can be avoided by being proactive.Tenants don't want to bother you and definitely don't want their rental rates increased, so their motive isn't truly to upkeep the house (unless it inconveniences them).
