Screw on tenant's toilet seat broke and tenant bought new toilet seat.
Hello, a tenant of mine is asking me to reimburse them for a new toilet seat they bought because the screw on their current one broke. Is this my responsibility? If it was a new tenant I would cover the cost of the toilet seat, but this tenant has been renting for several years.

I assume these are good tenants or you would have brought up what a pain they have been. While they technically should not have done this I just don't see myself causing a stink over a new toilet seat as long as they purchased a reasonable one. It is highly likely they thought they were doing you a favor by not bothering you to come out and replace but use this as an educational opportunity that they are not to make changes without you. I do question though why you would be more accommodating to a new tenant than one who has been paying you for several years. Good loyal tenants are worth their weight in gold and vacancy is what is going to flush your margins, not a toilet seat.
