Any surprises are change orders that add to the fixed price bid.While it makes sense to give an estimate for things that might be found (and aren't included in the initial bid), the client should have an EXACT number (along with payment schedule) for any work that's within the original scope.In other words, the client should know exactly how much the job will cost assuming there are no surprises and no change orders.

This is also the case for smaller commercial buildings (5-10 units or so).If you're on the buying side and can get the price down because of low rents, then go for it, but don't be surprised if the seller isn't interested in your offer.

i have been looking for one (but dont tell my wife, lol)..but the numbers dont make sense. it's in a great condition, but asking is too high. and they have a mortgage, so that limits how much they can lower the price.was going to post some numbers, but the numbers are bad..btw, they not only want 30% down, but want 6 months reserve for ALL rentals after the 30% (no surprise here).they just want to make sure you can withstand issues for 6 months if anything happens.
