When using private money for investing in a buy and hold property how is the deal structures typically?

I will not be living there, so house hacking is a grey area (essentially I would be lying about living on site if I went that direction).

Typically at these events you have a mix of people looking to learn and there will probably be sales pitches.

What would be the typical terms that I have to pay it back?

Once we 'assume the contract', how does that compare to a typical escrow?
