The housing is so mixed ( value wise) that I am having a hard time coming up with a solid ARV due to the diversity in properties.They are all older, but still very usable for the area.Any suggestions?

Credit rating is fair so don't expect that to be to much of a issue, being as hard money is so posed to be based on the deal and not my credit score.

Having full access to the MLS is so important , I use this as my primary source for finding properties and I use the tools built in the program to determine vales of all homes I look at.

There is so much space between properties, I an curious if you do many deals from a distance.
