I agree with everything you wrote, life too short to be bitching all day, there are folks on death bed right now, so I am thankful for my problems and successes I have currently,truly.

Put laminate in the bed rooms and let the tenants buy throw carpets if they wish.

Duplex #2 will be 1 bed/1 bath efficiency apartments.  

The duplex is a 4 bed, 3 bath, 2 car garage with 12 parking spots (The yard was asphalted back in the day).  

Looking for min 2 bed and 2 bath.

It is 2 bed, 1.5 bath, 1075 sq. ft. 

Be careful who you get into bed with in this industry...not many sales people have your interests at heart.Regarding the property...I thought that about every deal I lost money on :)If you have cold feet, that should probably tell you something.  

It's a 3 bed/2 bath, 1,500sqft.
