I should also mention his main reason to want to do a SOLO401K instead of a SDIRA is that he ALREADY had 500K + in a Traditional IRA that he rolled over, and THEN leveraged.

The second way is to plan on proceeding with the purchase whether or not you are able to “flip” for a profit.The key point is that many, maybe most wholesalers use various “weasel clauses” to back out of a contract that isn’t immediately profitable for them, leaving the seller who thinks he has a “real” sale holding the bag.

Im on a variable rate as i knew i would want to refinance eventually.do i:1) take the 50k refinance and go to a fixed rate2)renovate the unit thats leaving and offer to pay the guy to leave and renovate both (maybe try and convert to a 2 bedroom)3) do nothing and just keep renting it outMy goal is to make this full time and not just hold on to a few properties for when i get older.thanks!
