you can get a hard money loan for 10-12% with 4 points sounds cheaper or you can use your own credit card at18 % cheaper or a portfolio loan against other properties for 6% ,in short sounds like a giant ripoff

About 6 years ago, I had a guy living in one of my properties that was an HVAC Tech,  His A/C unit went out and he said that their was a leak in the coil (the unit was only 1 year old),  He Quoted me $2500 which equates to 2 Months of free rent.

I've often wondered if Tucson might have some long term legs as a possible tech hub, since it has a low cost of living, good weather, great university with sound technical departments and research and that liberal/hippie/hipster vibe that seems to attract tech.

I would add that it takes approximately 85 units to make the full time manager, full time maintenance tech, and a part time porter financially viable where it is not eating into your cash flow in an extreme way.
