thanks @Julius T. yes, that is exactly what they told me. i called a few yesterday, it would work with hard money as long as i refinance at the end of loan and eventually get a conventional loan 

I have access to weekly lists of Probates, Divorces, Notice of Trustee Sales, Notice of Defaults, Expired, and FSBOs.

@Clayton Natho   There's only one way to get "good" comps in Texas, and that's to work with a Realtor who has access to MLS.

A way to remotely control the thermostat or take away their access.

The counties provide limited probate file information for online public access. 

The first step would find an Investor Friendly Realtor assuming you do not have access, to the MLS.
