Hi Everyone  I'm new to real estate  investing and I want to buy and flip homes I'm currently trying to save money to buy my first property and also build my credit what would be some good advice to invest in my first home an how much should I save and also how can I follow  or identify target markets  for cheap houses and good market  and what website  could I use to analyze the market in my area.

I would assume the actuals are not actual because it's showing 100% occupied for all 12 months.Capital improvements fall below NOI, and do not affect property value.And I think you need to have some type of debt to calculate a purchase priceGino

Not sure what the price of this property is, but this is why you should use an attorney/realtor/closing agent to assist. 

That said I’ve bought a bucketload of property without a down payment or traditional financing.  

@Chris SeveneyI do want to minimize liability considering I intended to have multiple properties under one LLC capped at 10 just because somewhere along the line I was told this is good practice.

Has anyone established a company (llc or other) to manage your own properties?

If the property doesn't meet the DSCR or the value basedon the market cap rate, your down payment will increase to bring up the DSCR orclose the gap to cap-rate value.Challenges/Lessons Learned: Just becauseyou can buy a property with a CMHC insured loan doesn't mean it is a good deal.We've seen a lot of investors agree to pay too much for the properties, and getshocked with a big down payment and low cashflow due to the low DSCRrequirements.
