Pick out the best ones, print them out, and share those with the appraiser along with some notes about each one and any adjustments that would need to be made (such as a different number of beds, baths, pool, garage, etc).

Lot of risk for a first timer.Rather than looking far afield, you may not be able to get as high a cash flow return as the Rust Belt, but Utah has terrific fundamentals (economy, demographics, quality of life), is very landlord friendly, has low property taxes, and a great tenant pool.

They bought the home together in 2013.The Home: it's a beautiful large home from 2005 with 3 bedrooms and a large living room with a new in built kitchen, completely renovated to a very high standard with a swimming pool, sauna etc. in addition, the home has 2 apartments attached, both of which are rented out.

Russia,Venezuela,Brazil, etc are the majority of the buyers at the high end and I guess the worry with me is potential trump headaches for those guys and if their money goes away in the 3-4 years the building reno would take.From an investment standpoint what do you think a 15-20M total reno of the pool,lobby,grounds would do to a condo trading currently at $750/sq ft in an area where $1200-2000/sq ft is the norm

Another issue is that the pool of properties you are going after is very small.
