What suggestions would you give me?

The first is that I came across a few websites and YouTube videos that suggested in a quit claim deed a mortgage doesn't transfer from seller to buyer - is this true or false?

Mine did too at first, but reality set in after a few months of washing dishes in the laundry sink, and having plastic hanging in the shower, her enthusiasm waned.I'm not suggesting you don't do it, just pointing out that the idea of it and the reality of it are not necessarily the same. 

Looking for suggestions for Private Lenders or good Hard Money lenders in NC.

Any suggestions would be greatly appreciated before I pull the trigger on this deal...
