I have recently been reviewing a lot of posts and it seems like a lot of you are receiving a very high return on investment.

Seems like most HVAC companies only know how to replace ac and furnaces.  

Unfortunately things are very expensive down here (in my opinion) and it doesn't seem to be as simple as in other markets.

Khaki is the new white around here, so it seems everyone just wants to do what everyone else is doing.

I've been interested in 4-plexus in the area, but it always seems they're in C/D class neighborhoods.

My tenant initially went and spoke to them but that didn't seem to help matters.

The way I see it, seems like leads would cost a lot of money since your also paying contractors.

Seems like a bunch of RE terms strung together.

Sure I don't see a lot like repairs during vacancies but to average 20% a month in just capex/repairs seems really steep, like hard to believe steep.

Hello BP Community,I have been working on a spreadsheet to do BRRRR analysis and i was looking through the BRRRR Calculator on BP to see what kind of output it gives and i cant seem to figure out how the "Total Cash Invested" is calculated on the Refinance portion of the output report.I feel like this should be obvious, but I'm not seeing it.
