Post Script: Investing outside the expensive Miami market*I've read the BiggerPockets Guide to Long-Distance Real Estate Investing by David Greene, so I have some familiarity with the concept of investing outside my region.

My friend buys the note at like 50% remaining value.I don't really like note plays for just extracting yield on them I would want to eventually own the dirt if it came with real estate.

I never recommend people play the S-Corp game until they're doing regular deals.

Just play cool with them so they don't try to stiff you on rent.  

Smaller single resource towns are a riskier play.

Investing in Northern NJ and hitting financial targets often posted on BP is challenging and in some instances impossible, that being said I wont talk numbers here as you deemed them good enough to put the deal in play.
