As a 'wholesaler' you would be best served to learn some of the legal aspects of real estate.

I'm looking forward to making this transition into doing multifamily, I have to do a deep dive into the funding aspect of it all I want to be able to service my client and education them in to process.

We market and list the properties, take bookings, and handle all rental aspects. 

I'm always trying to learn all aspect or different approaches. 

While i won't be generating a profit at this property it will allow me to build equity with another persons capital (which in my opinion is awesome), on top of that it will free up anywhere 70-80% of my mortgage payment to invest and further expand my Realestate portfolio on a monthly basis.I already have a renter application written up but I really could use help on every other aspect of this.

If 15%, you can look at Conventional....which could also be a bit more with the row home aspect.

Investors, I am in the process of acquiring a 4 Plex house hack and the units have carpet in every aspect of them except kitchen and bathrooms.
