How long do you have to wait if the renters are late on their rent before you’re allowed to file an eviction notice here in Utah?

Hello - I have a paid off home that my parents and I are on the title, but I want to remove myself from the deed.

I reside on one side and I Airbnb the other.

I'm not a handyman by any stretch but there are few things on that list that I'd like to tackle.

They still manage to pay rent on time with one exception where we negotiated a late payment.Bottom line is I’m just tired of dealing with them from the problems, erratic behavior, etc.
