Too many new investors are trying to rush into ownership, but if you don't have 3.5% minimum downpayment for an FHA plus 10k in the bank for all that will come up, closing costs, inspections, you really need to keep saving and then keep saving some more to make sure you don't bite off more than you can chew.If your DIY friends are not licensed, remember you will need to get a certificate of occupancy when any renovation is done and all permits and renovations would need to be approved before reselling.

Once you have these two figured out, you can go ahead with selecting a niche within either active or passive side of real estate investing. 

Ideally you'd put some effort into understanding the scope of possibilities ahead of posting a wide open question here.

Typically I will give a portion of my commission to the listing agent to also influence him to put a rush on getting the property in contract.I always have an inspection contingency usually a week.  

Our best tenants have always been the deliberate ones - schedule well ahead of time, know exactly what they are looking for, etc. 

If title can rush things on their end, and the lender is doing a BPO/hybrid product, then you should be able to close in 11 days.

Trying to get myself out of paralysis mode, I think this is a good deal but I am worried about the corporate tenant leaving, they do have 2 10 year options ahead of them and 7 years remaining on their current lease.

I think you have a tough road ahead.

However, I will say that I use to get reimbursed at my old W-2 job as an architect and because I had a fairly efficient car that was cheap to maintain, I definitely came out ahead in fuel and maintenance.

Always think 10 steps ahead and these issues will just be a little dent to the bigger picture
