Also can’t forget gentrification, buyers are pushed to the cities and towns above. 

As it relates to raising rent, the strategy we like to use is to be extremely transparent with the residents in the park, so you don't receive any push back when you eventually raise rent. 

But judge has been dragging his feet on making a final call, to finally let this deal close and title transfer to me.The foreclosing bank's attorneys are not pushing as they have far too many to deal with. 

People will always say it cant be done and you cant scale...that's incorrect, just an agenda usually pushed by PM's.

Given they raise a lot already, they have negotiating power, so I wouldn’t want to push for more than 10% of the GP, but maybe that’s fair?
